Planning a Home Project? Don’t Forget the Alteration Request

Spring is the perfect time for fresh starts – whether that means building a new deck, planting a garden, or updating your patio. Before you break ground or pick up a paintbrush, it’s important to understand how alteration requests work in your community association.
Community Associations exist to maintain the overall appearance, function, and value of your neighborhood. That means changes to the exterior of your home, or anything that affects shared or visible elements, often require prior approval from your Association’s Board or Architectural Control Committee (ACC). This process helps ensure that updates are safe, consistent with community standards, and fair to neighbors.
When Is an Alteration Request Required?
While every community is a little different, here are some common examples of when an alteration request is needed:
• Painting your home a new color
• Installing or replacing a fence, deck, or patio
• Adding landscaping features like trees, retaining walls, or large garden beds
• Replacing windows or doors
• Changing exterior lighting
• For condos or attached homes: interior work that could affect plumbing, shared walls, or flooring
If you are unsure whether approval is needed, it is always best to check first.
How to Submit a Request
At Trestle, we have made the process simple. Homeowners can submit alteration requests through the My-Community Web Portal. A complete request typically includes:
• A description of the project
• Drawings, plans, or images (as applicable)
• Material samples or color choices
• Any contractor information, if applicable
What Happens Next?
The review timeline can vary based on the complexity of your request and your Association’s governing documents but generally takes up to 30 days. During this time, the Board or Committee will evaluate your request against the community’s architectural guidelines and documents.
If approved, you are free to begin your project – just be sure to follow the submitted plans and complete the work in a timely manner. It is important to note that Association approval ensures compliance with your community’s standards, but it is not a substitute for city or county permits. Be sure to check local regulations and use licensed, insured contractors when required.
Why Does This Matter?
Following the alteration request process protects not only your investment but your neighbors’ as well. It helps keep the community attractive, consistent, and functioning well, which, in turn, supports property values for everyone.
By working together and following established guidelines, we can all help maintain the character and quality of our communities for years to come.
