Trestle-Led Effort Saves Association One Million Dollars
Trestle Community Management today announced that it saved its Client, Essex Park Condominium Owners Association (COA), over one million dollars while proactively resolving ongoing water penetration issues within the community’s buildings. The Trestle-led effort, in partnership with Trestle’s maintenance team, Northwest Maintenance Services, examined prior water penetration solutions implemented at the community and created a method to achieve a permanent, more cost-effective solution.
Prior to the management with Trestle, Essex Park COA had experienced water penetration in one of its units. At that time, the issue was resolved through the costly removal of windows and the demolition of the building exterior. After transitioning to management with Trestle and experiencing a similar problem in another unit, Loralynn Helm, CMCA, AMS, Senior Community Association Manager with Trestle’s Condominium Practice, evaluated the records and coordinated with Northwest Maintenance Services to investigate.
Through their collaborative effort, it was determined that a construction issue, which caused the prior water penetration, existed in the community. To avoid costly future water intrusion throughout the Association, the Essex Park COA Board of Directors decided to proactively retrofit locations of potential water penetration community-wide.
Based on the prior expense incurred by the Association, it was determined that community-wide implementation of a similar solution would cost Essex Park COA over $1-million. Northwest Maintenance Services evaluated alternative solutions which would be more cost-effective and less invasive. Through this work, they installed a different solution which, in testing, proved to be effective in preventing water penetration at a reduced expense.
Following the successful test, Northwest Maintenance Services retrofitted the entire community. Not only did this effort reduce the Association’s expenses by proactively preventing future water intrusion, but it also allowed Essex Park to affordably preserve its community.
“After a series of expensive window flashing repair/replacement projects, the Essex Park board was interested in a solution that could prevent the same situation from happening in the future,” said Todd Parker, President of Essex Park COA. “After working with an engineer to develop a prototype that could be retro-fit to our buildings, Trestle and Northwest Maintenance Services worked through several trial installations and product modifications to ensure that the installation would be sufficient to resolve the lack of window flashing and could be efficiently installed on the necessary window surrounds. The final installation was completed quickly and with minimal disruption to the homeowners. Additionally, because Trestle and Northwest Maintenance Services were able to manage the project and installation it was much more cost effective than initially proposed using outside companies and resources.”
