Trestle’s Caitlin Traub, Kristen Ledbetter, and Vanessa Tilberg Receive National Recognition
Trestle Community Management today announced that Caitlin Traub, CMCA, AMS, PCAM, Kristen Ledbetter, CMCA, AMS, PCAM, and Vanessa Tilberg, CMCA, AMS, PCAM have been invited to the Community Associations Institute’s (CAI) Annual Conference and Exposition to be recognized for earning the prestigious Professional Community Association Manager (PCAM)designation.
About the PCAM
The PCAM designation is the highest professional credential within the community association management services industry. Trestle has the most PCAM designated Community Managers on staff than any management firm in Washington state.

PCAM designees must first obtain their Certified Manager of Community Association (CMCA) and Association Management Specialist (AMS) designation, and meet experience, continuing education and industry-participation requirements in order to apply to participate in the PCAM Case Study. The Case Study includes a comprehensive review of an existing community association, encompassing a community tour and interviews with community representatives. Afterward, participants are allotted 30 days to prepare a thorough written Case Study Exam about the community for evaluation. The exam draws on the skills and expertise gained during the participants’ time as a Community Association Manager.
Caitlin Traub, CMCA, AMS, PCAM, Large-Scale and Active-Adult Practices Lead
Caitlin leads Trestle’s Large-Scale and Active-Adult Practices. Joining the community management industry in 2014, she has managed a 1,500-home master association and previously served as a Vice President of Community Management Services. With the support of her experienced Team, Caitlin is equipped to serve their distinctive client associations she oversees.
Large-Scale community management services require a thorough knowledge of billing and cost-sharing within master and sub-association communities as well as experience in compliance enforcement and project coordination among multiple associations and management companies. Through this expertise, clients within the Large-Scale Communities Practice are able to avoid project and compliance delays and maintain a good working relationship with their neighboring communities.
Overseeing an experienced Team, Caitlin also ensures that the Active-Adult Communities Practice is prepared to proactively guide Board and community members through the creation of user-friendly resources, common-area maintenance, safety considerations, Homeowner assistance programs and more.
Caitlin has earned her CMCA, AMS, and PCAM designations. She serves a volunteer for the Washington State Chapter of Community Associations Institute (WSCAI), has contributed to the chapter’s journal, and has also presented at statewide educational events.
Kristen Ledbetter, CMCA, AMS, PCAM, Mid-Rise, High-Rise and Estate Practice Lead
As an Advisory Community Manager, Kristen leads Trestle’s Mid-Rise, High-Rise and Estate Practice. Since entering the community management services industry in 2007, Kristen has led successful teams and managed a portfolio of diverse associations. Kristen has a particular expertise in Mid-and High-Rise communities and an extensive history working with luxury-home communities, ensuring she is well-versed in the unique nature of the associations within her Practice. She has used this background to build a skilled Team prepared to proactively meet the needs of their clients.
The Mid-Rise, High-Rise and Estate Practice specializes in the particular requirements of their clients. Through the implementation of efficient processes to swiftly upgrade internal systems such as intercoms, inspection checklists which often highlighting overlooked items like elevator emergency phones, an advanced understanding of risk management and governing document compliance, the Team leads its Mid-Rise, High-Rise and Estate communities to success.
Kristen has earned her CMCA, AMS, and PCAM designations. She was nominated for the WSCAI Manager of the Year Award three times and won the award in 2019. She serves a volunteer for WSCAI, has contributed to the chapter’s journal, and is a regular presenter at statewide educational events.
Vanessa Tilberg, CMCA, AMS, PCAM, Trestle’s Operations Director
Vanessa serves as Trestle’s Operations Director. She spent several years managing a portfolio of clients and preparing accrual financials, providing her a well-developed understanding of the community association management services industry from both a management and accounting perspective. Through this background, she has been able to prepare Trestle’s advanced processes and procedures, ensuring that they strictly adhere to the legal requirements within Washington State. Vanessa manages the firm’s Client Experience Team which is centered on internal and external support and communication.
Vanessa earned her Bachelor of Arts from the University of Washington, has obtained her CMCA, AMS, and Professional Community Association Manager (PCAM) designations. She serves as a volunteer for the Washington State Chapter of Community Associations Institute (WSCAI), has contributed to the chapter’s journal, and has presented at statewide educational events.
